Before you buy the property, understand what it can become.

A property can look right and still be wrong for what you are trying to accomplish. Before committing to a purchase, HB Thompson Group helps you understand the opportunities, constraints and implications of the property — and whether it can reasonably support the place you have in mind.

The property is only part of the decision.

You may already know what attracts you to it — the land, the neighborhood, an existing house, a view, its character or simply its potential.

The harder questions often come next.

Can it support what you want to create?
Can the existing house become what you need, or would the project require substantial expansion or replacement?
What limitations are created by zoning, existing conditions or the site itself?
How might those conditions affect cost, schedule and approvals?
And perhaps most importantly: is this the right place for what you are trying to accomplish?

Understand before you commit.

Our evaluation begins with the property, but the property is considered in relation to your objectives.

We look at the existing conditions, site and building potential, applicable constraints, anticipated approvals and the broad implications of different paths forward.

Depending on the property and your objectives, that may include:

Property and existing-building assessment
Site and development potential
Zoning and regulatory considerations
Renovation, addition, replacement or new-construction possibilities
Fit with how you intend to live and use the place
Initial cost implications
Approval and schedule considerations
Significant risks and opportunities

The objective is not to prematurely design a project. It is to understand whether the property provides the right conditions from which one can begin.

You don't need to know the solution yet.

You may be considering an existing house but not know whether to renovate, expand or rebuild.

You may be looking at land without knowing precisely what the house should become.

Or you may simply know how you want to live and need help determining whether a particular property can support it.

That's enough to begin.
